There are a number of property associations but ARLA (Association of Residential Letting Agents) remains the most respected and has the strictest entry criteria. As licensed ARLA Propertymark members all our staff either hold or are studying for their highly regarded industry qualifications. It goes without saying that we are also licensed members of the Welsh Assembly’s Rent Smart Wales and Property Ombudsman schemes.

As leaders in the sector, we regularly attend seminars and conferences attended by Parliamentary ministers, Assembly members and industry experts as such are always abreast of new developments and legislation changes heading in the direction of the private rental sector.

Our fees are competitive and we offer discounts for portfolios, no matter how small and we don’t put off potential applicants by charging high and unreasonable administration fees.

  • Complete transparency of any commissions received – we receive NO mark up on contractors we instruct for your maintenance work (did you know most agents in the area receive between 10% and 15% commission for all maintenance jobs they instruct from the contractor?)

Levels of service

As landlords come in all shapes and sizes with different requirements we offer a number of services all of which are on a no let, no fee basis.

Fully managed service

Offers you a mainly ‘hands off’ service, whereby we handle all of the day to day issues associated with the tenancy.

Included in this service are the following:

  • A rental appraisal of your property
  • Full marketing of your property
  • Unlimited accompanied viewings by one of our friendly staff
  • Comprehensive referencing of your prospective tenant(s) using a 3rd party specialist company
  • Preparation and signing of the appropriate letting agreement
  • Preparation and signing of a full colour photo inventory
  • Protection of the deposit with the Government approved Deposit Protection Service (DPS)
  • Checking the new tenant into the property, taking meter readings and passing them to the relevant utility companies along with details of the new tenant(s)
  • Notifying the appropriate council tax department of the new tenants details
  • Rent collection, chasing of any late rental payments and service of any notices as appropriate
  • Regular property inspections throughout the tenancy
  • Dealing with all tenant concerns, maintenance issues and compliance issues
  • Ending or extending the tenancy after the initial period
  • Checking out the tenant at the end of the tenancy
  • Negotiating and dealing with any bond deductions and remedial works required

Tenant introduction with rent collection

If you are confident enough to manage the property yourself, but need a little help with the formal side of things, this might be the service for you. This option includes the following:

  • A rental appraisal of your property
  • Full marketing of your property
  • Unlimited accompanied viewings by one of our friendly staff
  • Full referencing of your prospective tenant(s)
  • Preparation and signing of the appropriate letting agreement
  • Protection of the deposit with the Government approved Deposit Protection Service (DPS) into the landlord's own DPS account
  • Checking the new tenant into the property, taking meter readings and passing them onto the landlord
  • Rent collection, chasing of any late rental payments and service of any notices as appropriate
  • Ending or extending the tenancy after the initial period

Tenancy 'baby sitting' service

A temporary full management service designed for landlords who manage their own properties but need temporary cover while they take a holiday, spend time in hospital or just need a break.

Key holder service

For landlords that manage their own properties but perhaps live away and just need help giving access to their property from time to time.
