New tenancy
Tenancy setup Fee – £480.
Comprises unlimited viewings, contract negotiation, drawing up and signing of lease, tenant move in and taking of meter readings. When the tenancy is managed by us this fee also covers a full colour inventory, tenancy renewals and notification of the new tenant to the utility providers and relevant council tax department.
Checking and making any alterations requested by your solicitor to our standard Tenancy Agreement – £36.
During the tenancy
Monthly management fee – 10.8% of the monthly rent.
Monthly management fee including rent guarantee – 13.2% of the monthly rent.
Cutting additional keys – £12 + cost of keys.
Service of notices (if not managed) – £72.
End of tenancy
Checking out a tenant, taking meter readings etc (if not managed) – £36.
Negotiating deposit deductions and arranging for remedial works to be undertaken (if not managed) – £36.
Completion of TDS/DPS statutory declaration (if not managed) – £36.
Other fees
Instructing contractors (if not managed) – £12 + cost of contractor.
Consultancy offered at £36 per hour.
All fees include VAT at the standard rate of 20%.
